A decision on the development application for a large residential subdivision bordering Tocumwal and Savernake Roads, and North Street in Mulwala may not be made before Christmas.

Formal approval for the first stage of 107 lots has been sought by applicants Habitat Planning Albury.
Subject to the first stage’s success, the overall development is for a 495-lot residential subdivision with concept development approval sought accordingly, with a new, internal roadwork, a large internal open space and drainage reserve, pedestrian footpaths and associated infrastructure.
The subject area is within the town’s main growth area, a kilometre to the north east of Mulwala’s CBD and addresses North Street to the south, Savernake Road to the west and Tocumwal Road to the north.
Property lot sizes are intended to range from 600 to 1,000sqm up to about 3,000 sqm bordering Savernake and Tocumwal Roads.
For a long time, the large rural property has been used for crop production and grazing and contains a single small shed.
It has been mainly wheat and canola in rotation but last year was vetch and oats hay. Peter Thomas (pictured) was the property’s lessee for many years.
Because the application has been assessed as regionally significant, the Western Joint Regional Planning Panel (WJRPP) will make the decision and advise Federation Council.
A Letter of Offer into a Voluntary Planning Agreement for the provision of infrastructure was received by council on August 10. The offer was as a result of the WJRPP Briefing on July 23.
The subject was on the agenda at yesterday’s monthly meeting of council, with a recommendation from council’s director development and environment, Susan Appleyard, not to accept the offer.
